    How the model works.

    How accurate is this?
    It is built from the same tier pricing we actually sell, scaled by room size and adjusted for material grade and expected condition — so it is a genuine planning number, not a lead-capture toy that always says “$15,000–$60,000”. What it cannot know is what is behind your walls, your panel capacity, your well flow, or whether your floor structure allows a curbless pan. That is what the 30-minute walkthrough is for, and that is what produces the fixed price.
    Why does the price not double when I double the square footage?
    Because most of a kitchen or bathroom budget is not area-driven. Valves, fixtures, a vanity, a range hood, permit fees, and each trade’s minimum trip charge cost the same in a 40 sq ft bathroom as in an 80 sq ft one. We model roughly 55% of the cost as fixed and 45% as area-driven, which is why a bigger room costs more but not proportionally more.
    What does the condition question actually change?
    It sets the contingency inside the range. A 2015 house needs no panel work, no supply line replacement, and no code catch-up. A 1984 Universal City house frequently needs all three, and a bathroom with a failed pan may have rot in the framing or subfloor. Choosing honestly here gives you a more useful number.
