Anyone can install a nice tile. What determines whether your bathroom is fine in ten years is the waterproofing membrane, the slope of the pan, whether the fan is ducted to the exterior instead of the attic, and whether the valve body tolerates hard water. How fast can I get a real price?
A 30-minute walkthrough, then a written fixed-price bid within 24 hours. The walkthrough is genuinely 30 minutes — we are not there to run a sales presentation, we are there to measure the room and see what is behind the wall.
What does a kitchen remodel cost in Bulverde or New Braunfels?
A standard rebuild in roughly the existing footprint runs about $29,000 to $35,500 for a typical 200 sq ft kitchen, which is where the commonly quoted $32,000 figure comes from. A refresh that keeps the layout starts around $18,500. Premium and custom work starts at $44,800 and goes up with cabinetry, stone, and structural changes.
And a bathroom?
Three tiers. Refresh $8,000–$13,000 keeps the footprint and replaces surfaces and fixtures. Full Build $15,000–$22,000 goes to the studs with new waterproofing and a properly built tiled shower. Spa Build $22,000–$26,000 is a designed primary bath with a curbless wet room and freestanding tub.
Is the price really fixed?
Yes, for the scope in the contract. The two things that legitimately change a price are a change you request, and a genuinely concealed condition — rot behind a shower pan, a failed drain line, aluminium branch wiring. We look hard for those at the walkthrough specifically so they do not become surprises, and if we find one after demolition you see it, with a price, before we proceed.
Do you handle permits?
Yes. Bulverde city limits, unincorporated Comal County, New Braunfels, Schertz, Cibolo, Universal City, and Converse are all different processes. We pull the permit and meet the inspector.
How long will my kitchen be out of action?
A refresh is 8 to 14 working days, a standard rebuild 10 to 21, and full custom 21 to 45. Those are working days with a written schedule naming the gating items — usually cabinet lead time and inspection dates. We set up a temporary kitchen with a fridge, microwave, and a working sink where the plumbing allows.
Why does hard water keep coming up?
Because limestone-aquifer groundwater here commonly tests 15 to 25 grains per gallon, and scale destroys the parts you cannot see. Cartridge valves seize, tankless heat exchangers foul, thermostatic valves drift off temperature, and etching permanently clouds frameless glass and polished stone. The fix is cheap at rough-in — a softener loop location, scale-tolerant valve bodies, the right glass coating — and expensive afterwards.
